Rent is due on the first of each month and will be considered late if not received by the fifth day of the month. If you know that you will have a delay or problem paying by the due date then contact us immediately.
Methods of payment:
Deposit Card
We issue a Chase Deposit Cards to your name. You can take it to any nearest Chase ATM/Branch at anytime to deposit your rent portion.
Money order or Cashiers Check
Please make it for “Invest Now” and mail it to 444 E Roosevelt Rd Suite 121, Lombard, IL 60148
Credit or Debit Card
Login to your account by clicking here and after you successfully logged in then click on “Easy Pay” and then on the right side click on “Click here to pay with a credit card”. We accept Visa or Master Card.

Fill out a short description and then detailed description of the issue. Please provide the best day and time when you will be home so we can try to schedule our visit around that time.
As per the lease agreement, after your 1-year lease, if for some reason you need to move out then you need to give us a written 30-day notice. If you have questions on how to prepare your residence for move, please call us. The following are the general steps:

Cleaning:
Have the property clean throughout the interior and the exterior.
This includes vinyl or tile floors, windows inside and out, window sills and door casings, mini-blinds, wiping out drawers and shelves, all appliances, sinks, toilets, bath tubs, showers, vanities, light fixtures, fireplaces, removal of cobwebs inside and out, etc.
Tenant caused dirt is not normal “wear and tear.”
Pick up debris and animal feces on the exterior of the property and place them in the proper trash receptacles.
Carpet Cleaning:
Carpet cleaning depends on time lived in the property for normal wear and tear, whether you have had pets, and also if the carpet cleaning exceeds normal wear and tear.
You will be charged 100% of the carpet cleaning costs at all times, if you have had pets and/or you have soiled carpets exceeding normal wear and tear
Up to one year: carpets will require cleaning. Tenants incur charges if tenant does not have carpets professionally cleaned. One to two years in the property, you will be charged 100% of the cleaning of normal wear and tear.
After two years, there is no charge for normal wear and tear. However, there is a charge for carpet damage and stains.
Do NOT rent carpet-cleaning machines, use home cleaning machines, or employ chemical cleaning companies. Only professional truck-mounted steam cleaning from a reputable company is accepted.
Call us for a recommendation on a carpet cleaner who will give you reasonable rates on carpet cleaning.
If you hire another carpet cleaner, the carpet cleaner must guarantee their work to our satisfaction, and a receipt is required during the walk-through inspection
Tenants, please note: we will not reimburse for any carpet cleaning
Draperies/window coverings/windows:
Do NOT wash draperies
You are not expected to dry clean draperies unless
You have caused excessive soil or allowed water damage from open windows. Draperies with water stains could require replacement.
You have not been using the draperies provided and/or have not kept them in good condition
Wipe all mini blinds – do not use harsh chemicals on the blinds
Clean all windows inside and out
Replacements:
The following must be in working order to avoid charges when moving out:
Burned out light bulbs
Non-working smoke detector batteries
Missing doorstops
Furnace filters – change the filter just before you vacate the property, and make sure you use the correct size.
Trash:
If you have trash that exceeds the normal pickup, you are to arrange to have it hauled away at your expense.
Place all other trash within the appropriate trash receptacles for normal trash removal.
Do not overflow trash receptacles. Any charges or tickets issued by the city of Chicago will be your responsibility.
Painting:
We request that you do not putty, or touch up paint unless you are certain the paint will match.
Charges can occur if unnecessary painting is required due to tenant painting.
Charges for painting depend on whether it exceeds normal wear and tear, and the length of time in the property.
Security deposit refund:
When you follow the move out procedures leave the property in good condition, it simplifies the task of refunding your security deposit. We will remit security deposit within 45 days in accordance with the IL state landlord/tenant law.
Property owners carry a standard fire and liability policy, and have additional coverage with “landlord/rental” insurance, but they normally cannot cover the contents or possessions of Tenants. The reason that insurance companies do not provide this type of coverage to the owner/landlord is because they are “non-owner” occupied properties. Therefore, it is very important for tenants to have adequate insurance coverage for your items.
Contact an insurance agent if you do not have renter’s insurance. Rental Insurance usually covers the following:
- Fire or lightening
- Windstorm or hail
- Explosion
- Riot or civil commotion
- Damage caused by aircraft
- Damage caused by vehicles
- Smoke
- Vandalism or malicious mischief
- Theft
- Volcanic eruption
- Weight of ice, snow or sleet
- Accidental discharge or overflow of water or steam from within a plumbing, heating, air conditioning, or automatic fire-protection sprinkler system or from a household appliance
- Sudden and accidental tearing apart, cracking, burning or bulging of a steam or hot water heating system, an air conditioning or automatic fire protection system
- Freezing of a plumbing, heating, air conditioning or automatic, fire protective sprinkler system or of a housing hold appliance
- Sudden and accidental damage from artificially generated electrical current
Depending on the insurance you purchase the coverage will not only pay you for the damage caused to your personal possession but will also cover the cost of housing if you are unable to stay in your residence. If your residence becomes uninhabitable due to a fire, burst pipes or any other reason covered by your policy, your renters insurance will cover your “additional living expenses.”

Welcome to our website. You will find all properties for rent under the Listings tab above. Each vacant property for rent is ready for move-in.
The process to rent is as simple as possible – rental applications are done online. Simply click on the “Apply Online” button above to start the process or fill out the application in person when you see the apartment. Before you begin, however, you should know something about the criteria against which your application will be weighed. You will find that information under the “Process” tab.
Rent is always due in our office (or paid online) the first day of each month. If tenants have not paid their rent by midnight on the 1st, rent is late. If it is not paid by the 5th of each month, a “Late Fee” penalty will be due.
Once you are moved in, you will receive a link by email. You will be able to place work orders, get rent receipts or pay online.
When it comes time to leave, you can submit a move-out notice via the “Notice to Vacate” tab under “Existing Tenants” section.

Rental application process
Either complete an online application or in-person after viewing the property.
After application, we verify the following
- Criminal/Evictions in the last 7 years
- Credit History
- Income and employment
- Rental History
- Home Inspection
To complete an Application for One of our Rental Properties
- Provide our office with your full name, phone number, email address, address of the property you wish to rent, and desired date of move-in.
- Complete the application and pay the application fee.
- Please note that the property will remain available for rent until an approved applicant has reserved the property by paying a binder fee, or signed a lease and paid the security deposit or a move-in fees.
- Sign the lease, and pay all required funds. You will be required to pay the security deposit or a move-in fees, a full month’s rent if you are moving into the property on the 1st of the month, or prorated rent for the balance of the month if move-in is after the 1st of the month.
- If move-in occurs within seven days of the end of the month, pay the next month’s rent at the time the lease is signed.
- Turn on utilities in your name. You will be provided with the names and phone numbers of the utility companies that service your residence.
After move-in
- Notify the post office of your new address.
- Remember to register your vehicles with the state Department of Motor Vehicles.
- Contact our office if you have any problems with the home or questions about the residence.
- If you are new to this area, contact us if you need information about various community resources, churches, banks, etc. should you need that information. We will do our best to assist you.

We have been recognized by Chicago Housing Authority (CHA) to have Excellent Units and due to that our units qualify for once every two year CHA inspections. We provide easy online access to Tenant and Owners. Tenants can see rent receipt, request maintenance and pay rent online. Perspective tenants can see the available apartments, submit applications online. Owners can see the financials/accounting, maintenance requests, detailed unit information, lease and related documentation all available online.

Rubina started in Real Estate investment in 2001 and successfully managed a portfolio of single-family houses within the greater Chicago land. She then started managing multi-family residences in Chicago.

Rizwan has been involved in the Real Estate property management since 2003. His experience ranges from Property Manager, Leasing Agent and Real Estate Investor.
Charlie - Crew Lead
Charlie has an overall 30 years of experience in the general construction, plumbing, electrical and welding for residential and commercial properties.
